How to choose an Airbnb property management company in Florida
An Airbnb property manager takes over the work an owner cannot do from far away: listing the home on Airbnb, VRBO and its own booking site, setting nightly rates, answering guests, arranging cleaning between stays, and handling repairs before the next arrival. Most charge a share of each booking rather than a flat fee, so what you pay rises and falls with how often the home is rented.
Florida is not one rental market. A beach condo in Destin fills up in summer and slows in winter; a pool villa near Kissimmee rents all year to theme park families; a Keys cottage draws winter visitors who stay longer. A manager who knows your town will know its busy weeks, its local rules and which cleaners and repair crews show up on short notice. Start with the companies listed in your city, then widen to nearby towns if the list is short.
When you compare managers, ask the same questions of each one. What is the commission, and what does it cover? Are cleaning, linens, supplies and maintenance billed on top? Who sets the nightly price, and how often does it change? Which booking sites will the home appear on? How fast do guests get a reply, and who answers the phone at night? How do owners see bookings and payouts, and how often is money paid out? What happens when a guest damages something?
Ask about the paperwork too. Florida rentals of short stays need their own state and local registrations and collect tourist taxes, and many cities and counties add rules on parking, occupancy and noise. A good manager will tell you who files and pays what, and whether that is in the fee. Check your own condo or HOA rules before signing; some buildings limit or ban short stays.
Read the reviews with care. A manager's Google rating mostly reflects guests, not owners, so a high score says the stays went well but not how owners are treated. Ask for two or three current owner references with homes like yours, and read the contract for the length of the term and the notice needed to leave.
Every company here is listed for free. Featured spots are paid and always marked. If you run one of these companies and something is wrong, the claim page is the way to fix it.
